Thinking About Switching Property Management Companies?

If you are here, you already have a property manager, and something is not working. Maybe you cannot get a straight answer when you call. Maybe your statements are a mess. Maybe your rental property sat vacant too long. Whatever brought you here, you do not have to stay with a company that is letting you down. Real Estate Solutions has spent 20 years being the property management company landlords switch to, and changing companies is easier than you think. With RES, the transition is typically same-day.

Signs It's Time to Switch Property Management Companies

Most landlords wait too long to change property managers. If any of these sound familiar, it is worth a conversation:

How Switching to RES Actually Works

Landlords often assume changing property managers is a painful, drawn-out process. With RES, it usually is not. In most cases, the transition to our management happens same-day once you are ready.

Here is how it goes. You contact us and we talk through your rental property and your goals. Because of Colorado real estate license law, there is one thing you will need to handle yourself: terminating your agreement with your current property management company. We will need evidence that your previous contract is properly ended before we can take over, but that is a step you complete directly with your existing company. Once that is done, we move quickly. We take over management, coordinate the handoff, and get to work, typically the same day.

We will walk you through the whole thing so nothing catches you off guard, and we will be straightforward about the one part that has to be on you. No games, no surprises.

Will Switching Property Managers Disrupt My Tenants?

This is the worry that keeps a lot of landlords stuck, and it should not. A professional transition is largely invisible to your tenants. They get clear communication about who is now managing the property and where to send rent and maintenance requests, and then things simply run more smoothly than before. Good tenants tend to notice the improvement, not the disruption. Because RES communicates promptly and professionally with tenants as well as owners, the handoff protects the relationship rather than straining it. An existing lease transfers with the property, so switching mid-lease is not a problem.

What You Get After You Switch

Once RES takes over, your rental property is genuinely hands-off. Professional marketing with photography and video tours. Prompt, accurate communication by text, email, or phone. Thorough attorney-reviewed tenant screening and an attorney-reviewed lease. Rent collection, maintenance coordination, inspections, and renewals. And honest, flat pricing:

Monthly management fee: 7% of collected rent, $100 minimum, capped at $200. It never exceeds $200.

Tenant placement fee: $1,000 for a single property, or $700 per door for two or more.

Annual fee: $200 per year, or $100 per door for two or more, billed each January 1st.

No commissions driving our decisions, no setup fees, no maintenance markups, no fine print. Just the results that matter: vacant properties leased in under 7 days on average, turnaround between tenants around 5 days, and an eviction rate under 0.3%. And there is no fee to switch to us. The only cost tied to switching is whatever your current company charges to terminate their agreement, which is between you and them.

Stop Waiting. Make the Switch.

If you have been putting up with poor communication, messy accounting, or weak marketing, you already know it is costing you. The good news is that switching property management companies is easy, it is typically same-day, and the first step costs you nothing. Fill out the form, tell us who currently manages your property, and we will call to walk you through exactly how the transition works.

Switching FAQ

How do I switch property management companies?

Contact RES to discuss your property and goals, then terminate your agreement with your current manager (Colorado license law requires you to handle that step directly). Once we have evidence your previous contract is ended, we take over, typically the same day.

Lorem ipsum dolor sit amet, consectetur adipiscing elit. Ut elit tellus, luctus nec ullamcorper mattis, pulvinar dapibus leo.

Not in any meaningful way. Tenants simply learn who now manages the property and where to send rent and maintenance requests. Because we communicate professionally with tenants, the transition usually improves their experience rather than disrupting it.

There is no fee to switch to us. Once you are a client, our standard pricing applies: 7% monthly management (capped at $200), tenant placement only when a new tenant is needed, and a $200 annual fee. No setup fees to come aboard.

Yes. The existing lease transfers with the property, so you can switch mid-lease. RES handles the transition and notifies your tenants of the change.
